Each of Panama’s lifestyle markets has a distinct personality, price logic, and — critically on the coasts — its own title landscape. Here is our honest field guide to the five markets we’re asked about most.
Coronado — the established beach base
About an hour west of Panama City on the Pan-American Highway, Coronado is the country’s most developed beach town and the center of gravity for Pacific-coast expat life: gated communities, golf courses, beach clubs, supermarkets, clinics, and an active social calendar of walks, golf, and tennis. It is the “easy mode” of Panamanian beach living — you trade a little tranquility for a lot of infrastructure.
Property picture: beachfront condos, golf-community homes, and gated-community houses across a wide price range. Rental demand comes from weekenders from the capital and long-stay retirees; one-bedroom furnished rentals run roughly $500–$900/month, which frames the yield math for investors.
Best for: retirees and families who want beach life with minimal friction, and landlords targeting the established expat rental market.
Buenaventura and the resort corridor — Panama’s luxury coast
Between Coronado and Río Hato, master-planned resort communities — Buenaventura chief among them — have built Panama’s premium beach product: branded residences, golf, marinas, hotel-grade amenities, and architectural standards you will not find in organic beach towns. These communities appeal to buyers who want a lock-and-leave luxury home where rental management, security, and maintenance are solved problems.
Property picture: villas, beachfront condos, and estate homes at the top of the coastal market, with resort rental programs that let owners generate income from a professionally managed pool.

Pedasí — small-town coast at small-town prices
On the Azuero Peninsula’s tip, Pedasí is what buyers picture when they say they want “the real Panama”: a friendly fishing town with clean beaches, nearby surf at Playa Venao, and a gentle pace. Property prices remain comparatively low, which draws value-minded buyers — with the honest trade-off that major hospitals and international airports are hours away.
Best for: tranquility-first buyers, surfers, and patient investors comfortable with a thinner services layer and a longer horizon.
Boquete — spring weather, mountain views, deep expat roots
In the Chiriquí highlands near the Barú volcano, Boquete offers what no beach town can: a year-round spring climate of roughly 60–75°F, coffee-farm scenery, and one of Latin America’s most organized North American expat communities. Hiking, birding, gardening, and a full calendar of clubs and volunteering define the lifestyle. David, the provincial capital with hospitals and an airport, is under an hour away.
Property picture: mountain-view homes, small farms (fincas), and gated-community houses — generally more land per dollar than any coastal market on this list.
Best for: retirees and remote workers who prioritize climate and community over ocean access.
Bocas del Toro — Caribbean island living, eyes open
Bocas is a different Panama altogether: island-based, boat-oriented, culturally Caribbean, and beloved by buyers chasing overwater sunsets and the lowest cost of living among these markets. It rewards flexible, adventurous owners — and it demands more diligence than anywhere else in the country, for two reasons. Connectivity, while improving, still averages modest speeds, so test your workflow before committing. More importantly, much of the land in Bocas is not titled — it is held as derecho posesorio (possession rights), and foreign buyers who skipped expert verification have lost both property and money on such deals.
Best for: lifestyle buyers with good legal counsel, async work, and a genuine love of island logistics. Buy titled where possible; treat possession rights as a specialist transaction.

How should you choose between them?
Three questions do most of the sorting. How close must healthcare be? Coronado and Boquete (via David) keep hospitals under an hour; Pedasí and Bocas do not. Managed or independent? Resort communities solve maintenance and rentals for a fee; towns leave both to you. Heat or altitude? Panama’s coasts are tropical year-round; only elevation changes that. And whichever market wins: on the coasts and islands especially, verify title before you fall in love — it is the one mistake this country does not forgive easily.
